VUR stands for Ventanilla Única de Registro — the Single Registration Window of Colombia's Superintendencia de Notariado y Registro (SNR). It pulls the property registration chain into one online platform at www.vur.gov.co, so you can handle property paperwork without travelling from office to office.
What you can do in VUR
The basic property consultation is free: you can check basic data on a property through its registration number (matrícula inmobiliaria) and confirm which registry office (ORIP) handles it. On top of that, the platform connects the services around a property transaction — registration fee and tax settlement and payment through the PSE button, follow-up on the status of your process with its filing number, and the online purchase of certificates.
Certificado de Tradición y Libertad online
The most used service is the Certificado de Tradición y Libertad, the official document that shows a property's legal history — owners, sales, mortgages and liens. Through the SNR platform you buy it online, pay electronically, and download it as a PDF with a digital signature. It carries the same legal validity as the paper version issued at a registry office. Guide sources put the 2026 certificate fee at around $23,000 COP. You need the property's matrícula inmobiliaria number, which appears on the deed and on the property tax bill.
Who works through VUR
VUR is a shared system, not a single office. It works together with the Oficinas de Registro de Instrumentos Públicos (ORIP), notaries, departmental and municipal governments, tax offices and banks. That is why a purchase or sale handled at a notary can pull the certificates, settlements and payments from the same platform during the appointment.
Before you start
Have the matrícula inmobiliaria ready and check the basic consultation result matches the property you mean — same municipality, same registry circle — before paying for any certificate. A certificate bought for the wrong matrícula is a wasted fee.
Track a process already filed
If you already filed a deed or registration at a notary or registry office, VUR's follow-up service lets you watch it move. You need the filing (radicación) number and the ORIP handling the process. The status view tells you whether the document is still under study, ready, or returned with corrections — useful because a returned filing has deadlines to fix and resubmit, and missing one can cost you the original filing date.
